By listing a property on BeachBoundMB.com, you represent and warrant that:

• You are the legal owner of the property, OR you are an authorized property manager or representative with explicit written permission from the property owner to list and manage bookings for the property.
• You have all necessary rights, permissions, and authority to enter into rental agreements for the property.
• You will provide accurate and truthful information about the property, including descriptions, amenities, photos, and availability.
• You are responsible for complying with all local, state, and federal laws and regulations related to short-term rentals, including but not limited to zoning laws, tax requirements, and licensing.
• You will maintain appropriate insurance coverage for the property and rental activities.

Subscription Plans

• All subscription plans are billed monthly in advance and automatically renew unless cancelled.
• Property limits are enforced based on your subscription tier. Exceeding limits may result in additional charges or service suspension.
• You may cancel your subscription at any time. Cancellations take effect at the end of the current billing period.
• No refunds are provided for partial months or unused subscription time.
• We reserve the right to modify pricing with 30 days advance notice to existing subscribers.

Featured Listings

• Featured listing placement rotates evenly among all featured properties to ensure fair exposure.
• We do not guarantee a specific number of bookings or inquiries from featured placement.
• Featured listing status can be cancelled at any time and takes effect at the end of the billing period.

• BeachBoundMB.com provides a platform for connecting property owners with potential guests. We are not a party to rental agreements between owners and guests.
• Property owners are solely responsible for managing bookings, communicating with guests, and fulfilling rental obligations.
• You must respond to booking inquiries in a timely and professional manner.
• You are responsible for maintaining accurate availability calendars to prevent double bookings.
• Any disputes between property owners and guests must be resolved directly between the parties involved.
• Payment processing and collection is the sole responsibility of the property owner unless otherwise agreed upon in writing.

Content Ownership

You retain ownership of all content you upload to BeachBoundMB.com, including property descriptions, photos, and videos. By uploading content, you grant us a non-exclusive license to display and promote your property on our platform.

Prohibited Content

You may not post content that is:

• False, misleading, or deceptive
• Infringes on intellectual property rights
• Contains illegal, offensive, or inappropriate material
• Violates privacy rights of others

Limitation of Liability

BeachBoundMB.com is provided "as is" without warranties of any kind. We are not liable for:

• Property damage, personal injury, or loss occurring at rental properties
• Failed bookings, cancellations, or guest disputes
• Technical issues, data loss, or service interruptions
• Actions or omissions of property owners or guests
• Third-party integrations or calendar sync errors

Indemnification

You agree to indemnify and hold BeachBoundMB.com harmless from any claims, damages, or expenses arising from your use of the platform, your property listings, or your interactions with guests.

We reserve the right to suspend or terminate accounts that:

• Violate these Terms & Conditions
• Post unauthorized or fraudulent listings
• Engage in abusive or unprofessional behavior
• Fail to pay subscription fees
• Violate local laws or regulations

Upon termination, all property listings will be removed and no refunds will be issued for the remaining subscription period.

Your privacy is important to us. We collect and process data in accordance with applicable privacy laws:

• We collect information necessary to provide our services, including contact details and property information
• Guest booking inquiries are shared with property owners for communication purposes
• We use cookies and analytics to improve user experience
• We do not sell personal information to third parties
• You may request deletion of your account and associated data at any time

We may update these Terms & Conditions from time to time. Material changes will be communicated via email to all active subscribers. Continued use of the platform after changes constitute acceptance of the updated terms.
